Land Sale of the Week: Mercer Co., Illinois

In the midst of generally softer prices at auctions, the residual strength in the market that exists for top-quality land still appears from time to time. That was the case with the March 12 auction of 219 acres in Mercer Co., Illinois. The western Illinois county, located south of Rock Island, has a varied terrain with rolling farm fields, pastures, woodlands and gullies. But there are occasional patches of tabletop cropland with top-quality land.

That was the case with this farm, which was located seven miles south of Aledo. The 219 contiguous acres was offered in three tracts. It featured some of the best soils in the state and was nearly 100% tillable. It carried a farm average Productivity Index (PI) of 146.63 on the Bulletin 811 scale, which lists 147 as the highest possible PI rating.

The farm sold for a record $16,200 an acre, with all three tracts being selected by the winning bidder in the first round of bidding. The purchasers were a local farm family.
