Land Sale of the Week: $10,550/a in Central Illinois

An August 25 auction of 100 acres in central Illinois saw the ground selling for $10,550 an acre. The farm was located three miles northeast of Hartsburg in Logan County. A drainage ditch spilt the tract into two nearly equal level parcels. There were 9 acres enrolled in CRP which bordered the ditch.

The soil carried a productivity index (PI) of 142 with 147 being the maximum, according to Illinois Bulletin 811. The rated yield is 190.9 bu. using the optimum predicted yield per the Natural Resources Conservation Service.

Handling the auction was Bruce Huber and Seth Baker of Schroeder/Huber Agricultural Services, LLC, Decatur, Ill., 217-872-6291.

  Boy i wonder if there was any buyer premium on top of the sale price so we'd know what the farm really brought?

  Probably add an additional 5 to 7% and you'll get the added buyer premium. If you really want to know I'd call 217-872-6291
