Land Sale of the Week: $11,950/a in East Central Illinois

A July 14 auction in Champaign County, Ill., saw 100 acres of high-quality cropland sell for $11,950 an acre. The farm was located three miles east of Pesotum and seven miles southwest of Philo. The ground was level and well drained.

The soil quality was high with an average Productivity Index (PI) of 143.1. The maximum PI is 147 per University of Illinois Bulletin 811. The farm was sold subject to a cash lease effective for 2015. The seller retained 100% of the 2015 cash rent and will pay 100% of the 2015 property taxes due in 2016 via a credit at closing.

The farm was offered in two tracts but sold as a single unit. Handling the auction was Reid Thompson, AFM, Hertz Real Estate Services, Monticello, Ill., 217-762-9881.
