A March 31 auction in Hamilton, Co., Neb., saw three tracts of irrigated cropland sell for $6,950 to $8,050 an acre. A total of 468 acres were offered with 307 acres in two contiguous tracts and 161 acres in a separate non-contiguous tract. The tracts are located northeast of Phillips. All three tracts were in seed corn production in 2016.
Tract 1: 159 acres; 100% cropland; irrigated with a seven-tower center-pivot irrigation unit, which was included in the offering; $7,700 per acre.
Tract 2: 148 acres; 100% cropland; irrigated with a seven-tower center-pivot irrigation unit, included in the offering; $6,950 per acre.
Tract 3: 161 acres; nearly all tillable; center-pivot irrigated but the equipment is owned by the tenant; $8,050 per acre.
