Land Sale of the Week: $8.3 million in Southwestern Kansas

A fully integrated, large-acreage cattle backgrounding operation near Garden City, Kan., sold May 24 for $8,343,000 to a single buyer. The operation consisted of 9,480 acres and was located 28 miles southwest of Garden City, sprawling across the Finney and Haskell Cos. borders and touching on Grant County.

The operation included 3,473 acres acres under pivot irrigation with 40,000 bu. of grain storage, three homes and a trailer. The operation also featured a 950-head background lot with a total ranch carrying capacity of up to 20,000. There were 4,538 acres of ranchland, which was cross fenced with several water tank options and excellent perimeter fencing.

"It was a great outcome, and most importantly, the sellers were pleased," said R.D. Schrader, president of Schrader Real Estate and Auction Company, which conducted the auction.

"We offered the ranch in five tracts, but from the beginning, it was clear that most of the interest was in the operation as a whole, reflecting the fully integrated nature of the operation. Bidding on individual tracts and combinations faded as the larger bidders took over. " he said.

  Agricultural producers are having a terrible time making a profit on the land?
