Farmland values continue to have support behind them, even as farmers face decreasing working capital and trade uncertainties. Here are a handful of recent farmland sales that show the variability in values across farm country.

$11,800 per acre

Marshall County, Iowa
Sept. 17: 316 acres offered in four contiguous parcels.

  • Parcels 1 to 3 totaling 236 acres (226 tillable) and CSR2 ratings ranging from 92.8 to 95.5, were purchased as a single unit.
  • Parcel 4 with 80 acres (74 tillable) with CSR2 of 85.6 sold for $9,200 per acre.

$10,600 per acre

Hancock County, Ill.
Aug. 27: 217 total acres sold in three tracts.

  • Tract 1: 56 acres with a 140.1 PI. Sold for $10,600 per acre.
  • Tract 2: 84 acres with a 136.8 PI. Sold for $9,600 per acre
  • Tract 3: 77.18 acres (52 tillable) with a 116.5 PI. Also included older farmhouse, Morton shed, other storage buildings and four grain bins. Sold for $5,000 per acre.

Sept. 18: 123 acres offered as two parcels. 158.8 corn PI.

Sept. 19: 640 acres (517 tillable). 78.3 PI on 142 acres, 89.9 PI to 94.4 PI ratings on the remaining cropland acres.

$5,400 per acre

Clay County, S.D.
Sept. 18: 854 acres sold in three parcels.

  • Parcel 1: 334 acres (320 of cropland). 85.2 PI. Sold for $5,400 per acre.
  • Parcel 2: 145 acres (125 of cropland). 74.3 PI. Sold for $4,750 per acre.
  • Parcel 3: 143 acres (118 of cropland). 65.1 PI. Sold for $3,100 per acre.

$4,558 per acre

Richardson County, Neb.
Aug. 27: 173 acres with 17 acres of pasture and 19 acres of timber.

Nodaway County, Mo.
July 25: 31 acres (29 tillable). Currently all in grass. Also included a grain bin, pond, livestock shed and outbuildings.

Aug. 13: 630 acres sold in four tracts.

  • Tract 1: 150 acres (147 tillable). Sold for $1,650 per acre.
  • Tract 2: 160 acres (104 tillable) and 54 acres enrolled in CRP. Sold for $1,125 per acre.
  • Tract 3: 160 acres (142 tillable) and 23 acres enrolled in CRP. Sold for $1,300 per acre.
  • Tract 4: 160 acres (92 tillable) and 65 acres enrolled in CRP. Sold for $1,275 per acre.
