Landowners Are Boosting Profits With Passive Income

As interest in outdoor activities like hunting and hiking continues to rise and profit margins for farmers and ranchers continue to narrow, landowners are connecting the dots and making extra money through LandTrust.com.

As profit margins continue to shrink due to volatile commodity prices and weather, as well as with high input costs, resourceful landowners are adding an easy, no-risk/high-reward revenue stream by hosting outdoor enthusiasts through LandTrust.

Since 2019, LandTrust has provided more than 350 farmers and ranchers in 37 states with extra income by helping them connect with respectful people eager to visit their land. More listings are being added every month as landowners hear about the opportunity from others who have signed up.

“For every landowner we’ve added in 2023, the average time to receive their first booking is 14 days,” explains Colton Dombroski, head of customer and landowner success at LandTrust. “And our average booking value is around $1,000.” From the free listing, landowners are earning up to $20,000 per year.

LandTrust is the leading recreation access network, with listings for more than 1,000,000 acres. On the easy-to-use online platform, landowners showcase their property through photos and descriptions. Outdoor enthusiasts — from hunters to hikers, birdwatchers to stargazers, anglers to photographers — contact landowners through the website and arrange a visit.

A key benefit for many landowners is that they remain 100% in control of their property and the process. They set the price and the land-usage rules. They decide when the land is available for bookings. They determine how much or how little effort they want to commit.

LandTrust handles all the marketing, participant vetting, liability insurance and billing, while landowners keep 80% of the booking fee. There is no upfront cost and no contract, so there’s minimal risk. Landowners can take down the listing at any time for any reason.

“It’s been awesome,” says J.D. Ham, who owns a cattle ranch near Bozeman, Montana. “I wish I’d have known about it a lot sooner.” After three hunting seasons with LandTrust, he says, “Everybody’s been great.”

Fellow Montana rancher Chuck Storey agrees. “I would advise any other producer that I know to look into LandTrust,” he says. “If you don’t like it, you can stop anytime, but if you do like it, make some money and take some worries away. It’s that simple.”

Landowners who miss this opportunity are leaving money on the table. And the longer they wait, the more they miss. Visits are sometimes booked a year in advance, so act now and start earning extra income.
